Generate accurate, state-specific seller net sheets in your Clever Closings Portal. Audit-ready. Client-ready. Right when you need them.
What is a net sheet
A net sheet is an itemized estimate of what a seller walks away with after every cost is deducted from the sale price. Mortgage payoff, commissions, transfer taxes, prorations, fees — all of it.
Listing agents share net sheets at every price point so the seller can decide whether to take an offer. Sellers ask for net sheets when they're weighing a counter. The math has to be right or someone walks away from the deal angry.
Inside the sheet
The accuracy thing
Title insurance and transfer tax rates are filed publicly with each state. We use the published numbers — not estimates.
Every line ties to a documented source. If a seller asks "where does this number come from," you can show them.
Net sheets that match what actually clears at closing within a few hundred dollars. No surprises at the table.
FAQ
Within a few hundred dollars of the actual settlement statement when sale price, payoff, and commission inputs are correct. Title insurance and recording fees use state-promulgated rates; the only items that move at closing are per-diem interest on the payoff (which we accrue daily) and any seller concessions negotiated late.
