How accurate is the net sheet?

Within a few hundred dollars of the actual settlement statement when sale price, payoff, and commission inputs are correct. Title insurance and recording fees use state-promulgated rates; the only items that move at closing are per-diem interest on the payoff (which we accrue daily) and any seller concessions negotiated late.

Can I send the net sheet directly to my seller?

Yes. The portal exports a clean PDF you can email or print. You can co-brand it with your name and contact info so the seller knows it came from you.

What if I need a net sheet for a price that changes hourly during negotiation?

Use the multi-price feature in the portal — punch in three or four scenarios side-by-side. You can also email netsheet@cleverclosings.com with the address and prices and we'll send a polished version within one business day.
